Our client, a Nashville-based title and escrow company servicing the Southeast, is seeking a Title Processor to support residential real estate transactions through the closing process. This role will be responsible for reviewing title requirements, coordinating with lenders and transaction parties, reviewing closing disclosures and lender packages, balancing files, and ensuring accurate handling of transaction documents and escrow funds.

Key Responsibilities:

  • Review title commitments, requirements, exceptions, and related documentation.

  • Coordinate with lenders, attorneys, agents, and clients to ensure closing requirements are met.

  • Review lender closing packages, disclosures, and settlement documents for accuracy.

  • Balance closing files, including settlement figures and incoming/outgoing funds.

  • Review payoffs, taxes, HOA information, and other documentation needed for closing.

  • Assist with resolving title requirements and preparing files for closing.

  • Support wire preparation, disbursements, and file reconciliation.

  • Maintain accurate records and provide excellent service throughout the transaction process.

  • Utilize title and escrow software to manage workflows and maintain file accuracy.

Qualifications:

  • 2+ years of residential title, escrow, or closing experience preferred.

  • Strong knowledge of residential title processes, closing procedures, and lender requirements.

  • Experience reviewing title commitments, closing disclosures, lender packages, and settlement statements.

  • Experience balancing files and handling escrow funds.

  • Strong attention to detail, organization, and communication skills.

  • Experience with title and escrow platforms such as Qualia, Connect, or Shield is a plus.
