Overview:
A nationally recognized, high-volume title company is seeking an experienced Commercial Escrow Officer / Commercial Title Officer to join its growing team. This role is responsible for managing complex commercial real estate transactions from contract to close, ensuring accuracy, compliance, and a seamless experience for all parties involved. The ideal candidate brings deep knowledge of commercial closings, strong problem-solving skills, and the ability to handle high-value, multi-layered transactions.

Key Responsibilities:

  • Manage and oversee commercial real estate transactions from opening through funding and recording
  • Review purchase agreements, escrow instructions, title commitments, and closing documents
  • Coordinate with attorneys, lenders, brokers, buyers, and sellers to facilitate smooth closings
  • Prepare and review settlement statements (HUD/CD) and closing disclosures
  • Analyze title searches, resolve title issues, and clear exceptions
  • Handle complex deal structures including multi-property, multi-state, and entity-based transactions
  • Ensure compliance with company policies, underwriting guidelines, and state/federal regulations
  • Manage escrow funds, disbursements, and wire transfers with strict adherence to security protocols
  • Work closely with underwriters to obtain necessary approvals and endorsements
  • Maintain detailed and accurate transaction records and timelines
  • Provide exceptional customer service to high-profile clients and stakeholders

Qualifications:

  • 3+ years of experience handling commercial escrow or commercial title transactions
  • Strong understanding of commercial real estate closing processes and title insurance
  • Experience working with high-value and complex transactions
  • Ability to read and interpret legal documents, contracts, and title commitments
  • Proficiency with title and escrow software (SoftPro, ResWare, Qualia, or similar)
  • Strong attention to detail and organizational skills
  • Excellent communication and client-facing abilities
  • Ability to manage multiple transactions simultaneously in a fast-paced environment

Preferred Qualifications:

  • Existing book of business or strong industry relationships
  • Experience working with national or multi-state transactions
  • Notary Public (if required by state)
  • Familiarity with 1031 exchanges, syndications, and commercial lending structures
